Periodic visits will be carried out on a quarterly basis.
The purpose of these visits is to:
1) test the CO and smoke detectors
2) see if there are any issues that you feel need addressing
3) check the property is being kept in a satisfactory condition and to ensure that any maintenance issues are noted and reported back to the landlord.
A property inspection will typically take about 10 minutes, dependent on the property size – it’s not a detailed inventory check.
You will be provided with a copy of your inspection report after each inspection via email. The inspection reports are a great reference for future tenancies as they detail how well you look after a property.
The inventory management company who conducted your check-in inventory will contact you in advance of each visit to confirm the date and time it will take place.
PLEASE NOTE they will take a photo of each room during the visit to show the general condition of the property and how it is being looked after by a tenant e.g. is it clean and tidy, has the tenant started hoarding items. They will also take photos of any maintenance issues you raise.
You may wish to put away any items you do not want to appear in a photographs.
